Built for owners like you

Management built for properties like yours.

We manage single-family homes and multifamily buildings of 2 to 40 units. Each property type calls for a different approach, and we tailor ours to the asset in front of us.

Single-family

Single-family homes

Careful tenant placement and attentive care for homes and condominiums, including owners who have relocated.

2–4 family

Two- to four-family homes

Triple-deckers and two-families, managed by the unit with clear, consolidated reporting.

5–15 units

Small apartment buildings

Consistent collections, turnovers and oversight of shared building systems.

16–40 units

Mid-size multifamily

Building-level reporting and maintenance planning for larger residential properties.

Service areas

Two markets, one standard.

A Fall River triple-decker, a New Bedford apartment building and a Needham colonial each place different demands on their owners. Some call for inspection readiness and efficient turnovers. Others require meticulous screening and complete visibility from afar.

Services

Comprehensive management, one accountable firm.

We manage every property as an asset manager would, measuring success by its performance, and support that discipline with responsive, attentive service. Engage us for full-service management, or select the specific services your property requires.

Step 03

A smooth handoff

We coordinate with your current manager, assume leases, deposits and records, and introduce ourselves to your residents.

Step 04

Owner FAQ

Clear answers for owners.

For any question not addressed here, please write to info@newpathwaypm.com.

How is management priced?

Pricing is itemized in your written proposal. It reflects unit count, asset type and condition, location, and scope of services, so there are never surprises. Our management fee is charged only when rent is collected.

What size properties do you manage?

We manage single-family homes and multifamily buildings of 2 to 40 units, including condominiums, two- and three-family homes and triple-deckers. Owners with several properties are welcome to request a portfolio proposal.

Are you accepting new properties?

Yes. Request a free review and we will follow up about your property.

Where are vacancies marketed?

Listings are syndicated to high-traffic platforms, including Zillow, Trulia, HotPads, Dwellsy and RentalSource, and are promoted on our website and other channels as appropriate.

How are applicants screened?

Every adult applicant completes a TransUnion credit and background check. We apply the same written screening criteria to every applicant, in full accordance with fair housing law.

When are owner distributions issued?

Distributions are typically issued by the 15th of the following month by check or ACH, together with a detailed statement in your owner portal.

Do you work with Section 8 and other voucher programs?

Yes. We prepare units for housing authority inspections, manage program documentation and coordinate directly with the housing authority. Massachusetts law prohibits discrimination against voucher holders.

Can you take over management of an occupied building?

Yes. We review existing leases, security deposit records and property condition, introduce ourselves to residents and transition them to the resident portal with minimal disruption.

How does switching from another manager work?

We coordinate the transition from start to finish: leases, rent roll, security deposit records, keys and vendor information, a timely notice to your current manager under your existing agreement, and a personal introduction to your residents. See the switching checklist.

I live outside the area. Is that a concern?

Not at all. The owner portal, photo-documented condition reports and monthly statements provide full visibility from anywhere.
