Switching to New Pathway
Switching is simple: four steps.
We guide you through each step of changing managers and handle as much of the handoff as we can.
Free review
We look at your building, current rents and operations, and prepare a market rent analysis.
Walkthrough and proposal
We tour the property together and provide a written proposal that itemizes every fee.
We handle the handoff
We coordinate with your current manager and introduce ourselves to your residents.
Your first statement
Rent is collected online, and your first statement arrives in your owner portal.
Onboarding checklist
What to have ready.
A few documents make the transition quick and accurate. If something is missing, we will help you track it down.
Current leases
Copies of every active lease, along with any renewals, addenda and move-in paperwork.
Rent roll and resident contacts
A current rent roll showing rents, due dates and balances, plus contact information for each resident.
Security deposit records
The bank holding each deposit and the account details, deposit receipts, statements of condition and interest records, so deposits transfer correctly under Massachusetts law.
Keys and access
Unit, common-area and mailbox keys, along with any lock codes, garage remotes and alarm information.
Vendor, utility and insurance information
Your current vendors, utility accounts, service contracts, warranties and property insurance details, so nothing is interrupted during the change.
Notice to your current manager
We review your existing management agreement with you and help you give notice according to its terms, so the handoff is timely and professional.
Introduction to residents
We introduce ourselves with a friendly welcome letter explaining how to pay rent and request maintenance going forward.
Portal setup
We set up your owner portal and invite each resident to theirs. A W-9 and your ACH details let us begin distributions on schedule.

A note from our founder
“Work directly with me.”
I founded New Pathway in 2025. As an owner with a growing portfolio, I know what owners need: more than a rent collector, at a fair price. We take the approach of an asset manager, measuring success by your property’s performance, and as a boutique firm, every owner has direct access to me.
How is management priced?
Pricing is itemized in your written proposal, so there are never surprises. Our management fee is charged only when rent is collected.
What happens with my existing residents?
Existing leases stay in place. Residents receive a welcome letter and a portal invitation explaining how to pay rent and request maintenance, and we work to keep the change smooth for everyone.
Do you work with Section 8 and voucher programs?
Yes. We prepare units for housing authority inspections, manage program documentation and coordinate directly with the housing authority. Massachusetts law prohibits discrimination against voucher holders.
How do repair approvals work?
You set an approval limit. Routine repairs within that limit are handled promptly by vetted local vendors, and anything above it comes to you first, with the invoice attached to every work order.
What can I see in the owner portal?
Your statements, collections, expenses, vendor invoices, distributions and documents, available online at any time.
What size properties do you manage?
We manage single-family homes and multifamily buildings of 2 to 40 units. Owners with several properties are welcome to request a portfolio review.
Which areas do you serve?
On the South Coast: Fall River, New Bedford, Somerset, Swansea, Westport, Dartmouth, Freetown. We also manage in Dedham, Needham and the neighboring communities, and in Worcester.
